You find the perfect flat in Manchester or London, message the landlord… and they ask for a "UK-based guarantor": someone living in the UK who vouches for your rent. You don't have one. Welcome to the biggest obstacle facing international students in the UK. Here is what it is, why landlords ask for it and the real options for renting without one.

What is a guarantor and why do landlords ask for one?

A guarantor signs the contract committing to pay your rent if you don't. UK landlords almost always require one from students, who have no stable income. The catch: they usually require the guarantor to live in the UK (sometimes even to own property there) — something an international student simply cannot provide.

Your options without a UK guarantor

In private renting there are two common ways out: paying several months (or the full year) upfront — a huge, risky outlay for a flat you may not have seen — or using a rent guarantor service (companies that act as your guarantor for a fee, typically 65-100% of one week's or one month's rent). Both work, but they make the booking more expensive or more complicated.

Beware of "solutions" that look too easy

If a private landlord offers to skip the guarantor in exchange for an urgent transfer "to secure the flat", it is almost certainly a scam: never pay UK rent by Western Union, crypto or a transfer to a personal account without a contract. Always book through platforms with a contract and protected payment, and be suspicious of prices far below market in London or Edinburgh.
