Lupo Rooms is an online platform that connects people looking for a room, mainly students, with the landlords, operators and residences that rent them out. Lupo Rooms acts as an intermediary: it does not own the advertised accommodation and is not a party to the rental agreement, which is signed directly between the tenant and the landlord, operator or residence.

This legal notice governs access to and use of the website. The purchase of our services is also governed by the Terms and conditions.

Access to the website is free of charge, apart from the cost of your internet connection. By browsing it you undertake to use it properly and lawfully, in accordance with the law, good faith and this legal notice. In particular, you may not:

• Publish or send content that is false, unlawful or offensive, or that infringes the rights of third parties.
• Use the website for fraudulent purposes, impersonate another person or contact advertisers for purposes other than renting.
• Extract the content or data of the website on a large scale or by automated means (scraping) without our written authorisation.
• Introduce viruses or other harmful code, or attempt to access restricted areas of the website or our systems.

We may suspend or cancel the access of anyone who breaches these terms, without prejudice to any legal action that may be appropriate.

The Lupo Rooms brand and logo, the website design, its source code and the texts, images and other original content belong to LUPO ROOMS, S.L. or to third parties who have authorised their use, and are protected by intellectual and industrial property law.

You may view them and share links to them for personal use, but you may not reproduce, distribute, transform or publicly communicate them for commercial purposes without our prior written authorisation. The photographs and descriptions in listings belong to their advertisers, who guarantee that they hold the rights needed to publish them.

Room listings (photographs, descriptions, prices, availability and conditions) are published by landlords, operators and residences, who are responsible for their accuracy and for complying with the rules applicable to renting. We review listings and remove those we find to be unlawful or misleading, but we cannot guarantee that all the information published by third parties is accurate at all times.

We work to keep the website available and working properly, but we cannot guarantee that there will be no interruptions or errors. We are not liable for damage caused by interruptions, technical failures or viruses beyond our control, nor for the misuse of the website by other users.

If you come across content that is unlawful or infringes your rights, let us know at info@luporooms.com. We will review it and, where appropriate, remove it promptly, in accordance with article 16 of the LSSI and Regulation (EU) 2022/2065 on Digital Services.

The website may include links to third-party sites, such as the websites of residences and operators, maps or social networks. We do not control those sites and are not responsible for their content or their privacy policies. If you know that a link leads to unlawful content, let us know and we will remove it.

This legal notice is governed by Spanish law. For any dispute, the parties submit to the courts of Barcelona, unless you are a consumer: in that case the courts of your place of residence will have jurisdiction, in accordance with consumer protection law.
