rule Owner's conditions
- The enrolment fee (booking fee) is non-refundable. It is only returned if, before 31 July preceding your stay, you provide proof that you were not admitted to the university and that you will study in the city where you live or in a city where the residence has no accommodation.
- You have 14 calendar days from signing the accommodation agreement to withdraw with no reason and no penalty (or until the move-in date, if that comes first). In that case the deposit you paid in advance is returned to you, except for the enrolment fee.
- If you cancel before the move-in date, the penalty is the amount of the deposit; if it has not been charged to you yet, it will be. The enrolment fee is not returned either.
- If you cancel after the move-in date, you pay the penalty set out in your agreement according to the contracted length: 100% of the remaining period for stays of 3 months or less, and 50% of the remaining period (up to a maximum of 3 monthly payments) for all others. Never less than 1 monthly payment nor more than 3. You may propose another resident to replace you.
- The first month you pay through Lupo Rooms is refunded in full if you cancel before your move-in is confirmed.
- The tenant protection fee is NOT refundable: it pays for the intermediation, verification and assistance service Lupo Rooms has already provided up to the confirmation of your booking. This does not affect the right of withdrawal you are entitled to by law as a consumer.
- The deposit and the enrolment fee are charged and managed directly by the residence, not by Lupo Rooms.
- If anything in this summary does not match the accommodation agreement you sign with the residence, that agreement prevails.
