Contract types Lupo Rooms
You pick whatever dates you want. The only thing the contract type changes is how those dates are counted to work out the price.
The contract type is chosen by the owner of each listing. You can always see it on the room page, when you open the date calendar.

Contract Monthly
A monthly contract is charged in full monthly instalments counted from your move-in day: every started month is paid in full, not just the nights you booked.
Your monthly period runs from your move-in day to the same day of the next month: if you move in on 20 March, your months run from the 20th to the 20th.
How it is counted, with an example
In this example, 2 monthly instalments are charged: 20 March – 20 April and 20 April – 20 May. Staying one more day (leaving on the 21st) would start a third month.
Started months
Every month you start is paid in full, even if you leave halfway through.
It starts the day you move in
If you move in on the 20th, your months run from the 20th to the 20th. They do not start on the 1st.
Steady price
You pay the same every month, so you know your budget from day one.
Contract Fortnightly
The fortnightly contract is a flexible option based on natural calendar fortnights (1st–15th and 16th–end of month). Ideal for mid-length stays or when you need more flexibility with your dates.
Fortnights follow the calendar, they are not fifteen days counted from your move-in: they run from the 1st to the 15th and from the 16th to the last day of the month. Every fortnight you start is charged in full and counts as half a monthly payment.
How it is counted, with an example
You move in on 10 April, so the 1st–15th fortnight already counts in full; you leave on 20 May, so the 16th–31st one does too. Leaving on 16 May you would pay one fortnight less.
Half a monthly payment
Each fortnight costs half of the monthly rent.
Calendar fortnights
1st–15th and 16th–end of month; not 15 days from your move-in.
Minimum 32 days
The least you can book is one and a half monthly payments.
Contract Daily
The daily contract is perfect for very short stays or temporary visits. You pay exactly for the nights you occupy, with no long-term commitment.
The exact days between your move-in and your move-out are counted. The price of each day is the monthly rent divided by 30, with no rounding.
How it is counted, with an example
In this example you move in on the 8th and leave on the 22nd: 14 days. Careful though, many daily listings still ask for a minimum stay; you can see it on the room page before booking.

In all three types the maximum stay is 24 months.
Which one suits me?
- Daily: when your dates are fixed and you do not want to pay for days you will not be there.
- Fortnightly: for stays of one to three months, matching your move-out to the 15th or to the end of the month.
- Monthly: for the academic year or any long stay. It is the most common one.
Frequently asked questions
Can I move in on any day of the month?
Yes. In all three contract types you freely choose your move-in and move-out day among the available days. The contract type does not block dates: it only changes how the price is worked out.
What happens if I stay one extra day?
With a monthly contract, one extra day starts another full month; with a fortnightly one, another fortnight. That is why the calendar warns you and suggests the closest date that does not cost you more.
Who decides the contract type?
The owner of each listing. It cannot be changed when booking, but you always see it on the room page before paying anything.
How long can it last at most?
Up to 24 months, in any of the three contract types.
