The contract is signed directly with the owner once the booking is confirmed.
rule Owner's conditions
- The contract runs for 11 months. Even if your stay is shorter, you sign an 11-month sublease.
- If you want to leave earlier, you must give notice by registered letter at least 2 months in advance and for a justified reason.
- You must also find someone to take over your room and pay 50% of the registration costs of the new contract. Otherwise you lose your deposit.
- To end the contract when the 11 months are up you must also give notice by registered letter 2 months in advance; otherwise it renews automatically for another 11 months.
- You allow the landlord to show your room to prospective tenants, on days and times notified in advance, even if you are not there.
- The deposit is 2 months' rent. At the end the first month is returned; the second is held to cover pending bills and the remainder is returned to you.
- Electricity, gas, water, heating and the waste tax are shared among all the tenants of the flat. Building service charges are included in the rent.
- Pets are not allowed, and you may not host people outside the contract without the landlord's prior consent.
- A delay of more than 20 days in paying a month's rent automatically terminates the contract.

The process is 100% online and secure. First, you send a booking request for the room you like. When the owner accepts (within max. 24h), you make the initial payment through Lupo Rooms to confirm. The remaining payments are made directly to the owner as set out in the contract.

The deposit is paid directly to the owner, usually before your arrival or at check-in. This amount is refunded at the end of your stay, provided the room is left in the same condition.
